Construction contracts are usually awarded in one of
two ways; competitive bidding or negotiation.
Competitive bidding is a common method used to
obtain lump sum contract amounts. However, it is only truly effective
when completed working drawings and specifications are available
and contractors are screened so that all who bid are of the same
caliber.
In private work the list of bidders is typically limited
to a small, select group of pre-qualified contractors. The benefit
of working with pre-qualified contractors is the assurance that
all involved are experienced and professional.
HarenLaughlin utilizes the experience we gain during
competitive bidding to keep abreast of the ever changing market
conditions. This provides us a distinct advantage over those contractors
that negotiate all their work.
Negotiated work enables the owner to select the
general contractor as a member of the team to assist in pre-construction.
Pre-construction services ensures cost control throughout the design
and construction of a project. Negotiated work is structured in
a variety of ways.
Design/ Build
contracts are the most typical type of negotiated work we perform.
Many Owners like the single source of responsibility for the design
and construction associated with this type of arrangement.
Design/Assist provides a traditional
Owner/Architect relationship with the Contractor assuming responsibility
for only limited scopes of work.
Cost of the work with a guaranteed maximum price is
the most prominent contract used. This arrangement maintains the
design team independent of construction services. The contractors
primary role is cost control.
While the trend of most contractors is to subcontract
all aspects of a project, HarenLaughlin has developed crews of skilled
craftsman to self perform
more work on many projects.
Trades we have the capability of performing are excavation,
demolition, storm sewers, concrete foundations, concrete flatwork,
concrete repairs, drilled pier placement, precast
concrete and hollow core slab erection, steel erection, carpentry,
millwork, roofing, doors, windows, drywall, specialties, equipment,
casework and pre-engineered structures.
The ability to self perform this work has allowed us
to set a safe yet aggressive schedule for the balance of the tradesmen
to follow, naturally leading to a quicker project completion.
